RESEARCH TRIANGLE PARK

We focus on projects in Durham, North Carolina, particularly those that we see will benefit the most from the growth in the Research Triangle Park (RTP). This area is booming due to exceptional job growth in sectors as biotechnology, manufacturing, automotive, electronics and high technology. The Research Triangle Park is the hub for all this activity.

rehab to rent + Add ADU

Rehab to Rent (or BRRRR) model is focused on buying residential properties that have rent upside as well as other value add potential. There is great opportunity to revitalize infill locations in and around the RTP by traditional rehab, but also to increase value by adding Accessory Dwelling Units (ADU) and additional rental units.

Maximizing rent

With a shortage of rental properties happening as a result of a rising population and job growth, rental housing is in high demand. To maximize cash flow on a property, we also look at alternative rental strategies as furnished Mid-Term Rentals and Room Rentals as well as Corporate Rentals as opportunities.

David Mashian is the Principal for Castlerock Homes. He is a proven real estate industry leader with over 20+ years' experience. Using his wide base of connections to brokers, investors and industry leaders, David has put together deals for joint ventures, debt & equity raises, acquisitions, and real estate sales. His experience spans from real estate finance, brokerage, sales, leasing, brokerage management, and brokerage franchising. David graduated from the UCLA and teaches Real Estate Principles at UC Irvine.
